We’ve been in the title insurance industry for a while now (162 years and counting) and seen title companies come and go. Just because someone has an office and says they are a title company doesn’t mean you should trust them to take your client’s best interests into consideration. If an escrow fails to close on a certain date because someone at the title company didn’t make the proper arrangements, everyone loses. The fact is, not all title companies are created the equal. So how do you pick the right one to recommend?

Here are three things to consider when selecting a title company to recommend to clients.

They Focus on Your Client

Find a title company that makes your clients feel welcomed and at ease. The office should be warm and inviting. It may sound silly — but how are their snacks? A company committed to providing clients with a positive experience will always pay attention to the details; refreshments and snacks are a good indicator of this. A good title company will also be flexible with scheduling the time and place of the closing, because they know that the client is the top priority.

They Keep Everyone in the Loop

One of the key areas where title companies drop the ball is lack of communication. In real estate, good communication skills are critical and the title company is no exception. Identify a title company that focuses on making sure that everyone is on the same page, ensuring escrow moves ahead smoothly and closes when planned. The title company team should be responsive, friendly and easy to get a hold of.

They Have a Good Reputation in the Community

Ask around and learn about the title company’s reputation.  You’ll want to work with a company that is well-known in the community and has a proven track record of going the extra mile.  Ask family, friends and colleagues about what title companies they’ve used and what their experiences were like. Do your homework. Visit the company’s website and conduct some online searches. The truth about a company’s professionalism and competency is out there, if you take the time to look for it.
